South Padre Island has more than 30 miles of undeveloped beachfront.  A considerable amount of this land is available for purchase and development.  This is the opportunity of a lifetime for the right developer or for an individual who wants beach land for future use!

The undeveloped land north of the town of South Padre Island presents an excellent opportunity for developers and individuals to purchase beachfront acreage at reasonable prices. In the past, this land was rarely traded.  However, as empty lots in the City of South Padre Island have become scarce, there has been great interest in other land options.  In the last year, we have seen water and sewer utilities extended into some of these areas, as far as 1 mile north of Beach Access 6.  Plans are underway to extend electric power to this area by Fall 2010.  Alternative power sources are being considered as well.  The most significant news has been the announcement of a second causeway from the mainland to this area of the island to be completed sometime in the next few years.  We believe this will be the key element in launching the development of this gorgeous island land.

The property we refer to as North Island begins north of The Shores of South Padre, the northern edge of the city limits.  There are several sizable parcels ranging from 50 acres to 654 acres between The Shores and Beach Access 6, which is the last place you can gain access for driving along the beachfront, and the only way to see much of this land.  Beyond Beach Access 6 you will find the SPI Investment Company land which has been divided into 82 tracts. These tracts are each 350 feet wide and run from beach to bay. Many have been subdivided into individual lots, and some into 1/2 and 1/4 tracts which provide 175' or 88' of beach to bay acreage. 

Tracts 1 through 40 are on the current Park Road 100. Beyond Tract 40, the land is in the Coastal Barriers Resource System. This is the Federal government's effort to discourage development in environmentally sensitive areas.  The Act's primary effect is to limit funds available for infrastructure. No Federal or state funds can be used to construct roads, and FEMA flood insurance is not available. Private flood insurance can be purchased, and we understand that if roads are privately funded, they may be eligible for state maintenance if built to Texas Dept. of Transportation standards. 

Beyond the 82 tracts, the land is divided into 7 large parcels. They range from 1,000 to over 4,000 acres, with as much as 2 miles of beach frontage.  Beyond Parcel 7 and moving up into Willacy County, much of the land is held in conservation, though there are several privately-owned well-priced acreages for sale.

North island land is fundamentally the same as in the current SPI community. Some bayside areas are classified as wetlands or have washed out areas. Much of the land is developable. In fact, the island widens from 1/2  mile in the current town to 4-5 miles in the northern parcels.
